Specimen 02Mold testing

Mold testing, and what a result can and cannot tell you

Mold testing in Las Vegas is useful for a few narrow questions, and CDC does not recommend it as a routine first step1.

Finding01

The short version

There is no EPA or federal limit for mold or mold spores, so a sample cannot show that a home meets a federal mold standard2. CDC says good sampling can cost a lot and that no set standards say what amount of mold is acceptable5. If you can see mold, EPA says sampling is usually unnecessary6. Remove it and fix the water.

Finding02

When a test does earn its cost

EPA lists specific cases where sampling may be considered. Litigation, a source that is unclear, and health concerns7. It also says sampling can help find the source, identify some of the species present and tell mold from soot or dirt8. After cleanup, surface sampling may help show whether an area was cleaned well enough9.

  • A musty room with no visible growth and no obvious leak.
  • A buyer or seller who needs a record for a disclosure question.
  • A check after remediation that indoor air looks like outdoor air.
Finding03

How to read an air sample

An air sample shows only what was in the air when it was taken. EPA calls it a snapshot3. Spore counts swing with the weather, with people walking through and with the AC cycling. EPA says results are hard to interpret without experience10, and that a weak sampling plan gives misleading, confusing and useless results11.

The comparison that matters is indoor against outdoor. After cleanup, EPA says the types and amounts of mold indoors should be similar to the local outdoor air4. One indoor number on its own tells you very little.

Finding04

What a test will never tell you

  • Whether your symptoms came from the mold. CDC says no test proves a link between Stachybotrys and a person's particular symptoms12.
  • Whether a level is safe. No standard sets an acceptable amount5.
  • Where the water is. Only an inspection and moisture readings find the leak.

What you get when you call

Tell us why you want a test. If a sample will not change what happens next, we will say so and point you to an inspection instead. If it will, we explain the plan before anything is collected, including the outdoor comparison sample. Call or text (702) 728-4493.

CutawayWhere to look first

AC air handler and ducts. An air conditioner pulls water out of the air all summer. That water drains through a pan and a line, and when either one stops up, mold has a wet, dark place to start.

Q and AQuestions people ask

Q01How do you test for mold in your house?

Air samples, surface swabs or tape lifts, and bulk samples of material, sent to a lab. EPA says sampling should be done by people with specific experience in plans, methods and reading results13.

Q02Are home mold test kits accurate?

A settle plate catches whatever lands on it, and EPA says results are hard to interpret without experience10. Mold spores are everywhere, so a kit that grows something is not a finding.

Q03Is there a safe level of mold spores?

No set standard exists. CDC says no standards say what amount of mold is acceptable5, and EPA has no federal limit2.

Q04Do I need a test if I can see the mold?

Usually not. EPA says that in most cases, if visible mold is present, sampling is unnecessary6.

Q05Can a test tell if it is black mold?

A lab can name some species, but CDC says all molds should be treated the same for health risk and removal14. The name does not change the plan.

Q06What is clearance testing?

A check after remediation. EPA says indoor samples after cleanup should look like the local outdoor air4, and surface samples may show whether an area was cleaned well enough9.

Q07Why do two tests on the same day disagree?

Air sampling is a snapshot of one moment3. Doors, people and the AC move spores around minute by minute.

Q08Can a mold test prove what made me sick?

No. CDC says no test proves a link between Stachybotrys and a person's particular symptoms12. Talk to a health professional, as EPA advises15.

Q09When is testing worth it for a lawsuit or a sale?

EPA lists litigation as a case where sampling may be considered7. A sale is a common reason too, because Nevada's seller disclosure form asks about mold16.

Q10Does EPA regulate mold in homes?

No. EPA says it presents recommendations and does not regulate mold or mold spores in indoor air17.
