Why mold grows in a desert city
Mold grows in a desert city like Las Vegas for the same reason it grows anywhere, water where it should not be, and here that water nearly always comes from inside the house.
Section 1.0The air is dry. The house is not.
The Weather Service calls Las Vegas the driest major metro area in the continental United States1. A normal year brings 3.99 inches of rain at the airport2, and June averages 0.01 inches3. Outdoor air is not what feeds mold here. EPA says the key to mold control is moisture control4, and mold spores will not grow without moisture5. So every patch of mold in a Las Vegas home is a clue pointing at a water source.
Section 2.0Source 1. The hidden plumbing leak
Supply lines under sinks, toilet connections, washer hoses and the pipe inside a wall. CDC lists leaks around pipes as a place mold grows6. The water district says more than 20 percent of gravity flush toilets leak7 and tells customers to check the flow triangle on the meter to find leaks8. The local water is rated very hard, 291 ppm or 17 grains per gallon in the district's current figure9.
Section 3.0Source 2. The evaporative cooler
SNWA says evaporative cooling is the second largest consumptive use of water in Southern Nevada10. A cooler is water on purpose. When its pan, float or feed line fails, the leak lands on a roof deck or runs into a wall. The stain on the ceiling below is often the first sign.
Section 4.0Source 3. The AC drain
A normal year has 79 days at or above 100 degrees11. Every one of those days, the air conditioner wrings water out of the indoor air and sends it down a drain line. EPA says to keep drip pans clean and drain lines open and flowing12. A clogged line overflows into an attic ceiling or a hall closet.
Section 5.0Source 4. The slab line
Water from a leak under a floor has nowhere easy to go. NWS describes caliche as a hard layer that water does not soak through13, and UNLV research documents expansive soils in the valley14. New water district meters can detect very low flows and may trigger an alert15, which is often how a slab leak is found.
Section 6.0Source 5. The monsoon roof
The Weather Service says the monsoon pushes extra moisture into the Mojave Desert in July and August and raises humidity16. Storms often form over the mountains and move into the city17. The flood control district says flash floods are common here18. Normal August rain is only 0.22 inches19, so a few storms do the damage. A roof that sat dry for ten months gets tested in one afternoon.
Section 7.0Older homes, more joints
Inside five miles of downtown, much of the housing is older. Census figures put the median year built at 1972 in ZIP 89107 and 1975 in 891042021. More years means more fittings, more repairs and more chances for a slow leak. See the area pages for your ZIP.
Section 8.0What to do with this
Treat a musty smell as a water question first. EPA says to dry water damaged areas within 24 to 48 hours22, and that mold will most likely return if the water problem is not fixed23. Use the house cutaway to check each room, or call or text (702) 728-4493.
Q and AQuestions people ask
Q01Can mold grow in a dry climate?
Yes, wherever there is moisture. EPA says spores will not grow without it5, and indoor leaks supply it.
Q02What time of year is worst for mold in Las Vegas?
Leaks cause mold all year. The monsoon adds storm leaks and higher humidity in July and August16.
Q03Does a swamp cooler make mold worse?
A leaking one adds a steady water source, and moisture control is the key to mold control4.
Q04Why do I have mold if I never see water?
Hidden leaks behind walls and under floors. EPA says a musty smell without a visible source can mean hidden mold24.
Q05Is Las Vegas humidity ever high enough for mold?
Q06How do I check for a hidden leak?
Turn off every tap and watch the meter flow triangle8.
