HVAC and duct mold

HVAC and duct mold starts with the water your AC makes, and EPA says do not run a system you suspect has mold1.

Finding01

Your AC is a water machine

An air conditioner cools by pulling water out of the air. In a city with a normal of 79 days at or above 100 degrees2, it runs a long season and makes condensate every hour it runs. EPA says to keep drip pans clean and drain lines open and flowing4. A slimy pan or a line that backs up is the most common start of mold in a system.

Finding02

Do not spread it

EPA says not to run the HVAC system if you know or suspect it has mold, because it could spread mold through the building1. That is hard in July. It is why we look at the air handler and pan first, so the system can come back on as soon as possible.

What EPA says about duct cleaning

EPA does not recommend routine air duct cleaning, only cleaning as needed3. It says controlling moisture is the most effective way to prevent growth in ducts, and that mold returns if the cause is not fixed5. It also says only an expert can make a positive determination of whether growth in a duct is mold6. Dark dust on a register is often just dust.

Finding04

Permits on the mechanical side

In the City of Las Vegas, installing or changing any part of a heating or cooling system needs a permit, while replacing a minor part that does not change equipment approval does not7. Clark County lists A/C and furnace replacements as simple permits8. Cleaning a pan and clearing a drain is maintenance.

What you get when you call

Tell us whether the smell comes on with the AC, whether the pan has water in it and whether you see stains near the air handler. We look at the source before anyone sells you a duct job. Call or text (702) 728-4493.

CutawayWhere to look first

AC air handler and ducts. An air conditioner pulls water out of the air all summer. That water drains through a pan and a line, and when either one stops up, mold has a wet, dark place to start.

Q and AQuestions people ask

Q01What should I do if my HVAC system has mold in it?

Stop running it, says EPA1. Then find the moisture cause, because mold returns if it is not fixed5.

Q02Is duct cleaning worth it for mold?

EPA does not recommend routine duct cleaning, only as needed3. Clean ducts with a wet pan will grow mold again.

Q03How do I know if the black stuff on my vents is mold?

EPA says only an expert can make a positive determination of whether growth in a duct is mold6. Dust and soot look alike.

Q04Why does my house smell musty when the AC turns on?

A wet pan, a clogged drain or a damp air handler is the usual cause. EPA says to keep drip pans clean and lines flowing4.

Q05Can AC condensate cause mold in walls?

Yes, if the line leaks inside a closet or wall. Any steady water is a mold risk, and the key is moisture control9.

Q06Do I need a permit to replace my air handler?

In the City of Las Vegas, changing any part of a heating or cooling system needs a permit7.

Q07Can I still run the AC while waiting?

EPA says not to run it if you suspect mold1. Call early in the day in summer.

Q08Will a UV light fix duct mold?

No product replaces fixing the water. EPA says mold returns if the moisture cause is not fixed5.

Q09Does an evaporative cooler grow mold too?

A leaking cooler is a water source, and SNWA says evaporative cooling is a large water use here10.

Q10Can duct mold make me sick?

Mold can irritate the eyes, skin, nose, throat and lungs, says EPA11. Talk to a health professional with concerns12.
