Specimen 08Mold after a water leak
Mold after a water leak
Mold after a water leak is a race against the clock, and EPA says drying wet areas within 24 to 48 hours usually keeps mold from growing1.

Dry wet materials in this window to prevent mold.
SNWA voucher toward leak diagnosis for single family homes.
City of Las Vegas, for concealed pipe leak repair.
Hour zero to hour 48
- Stop the water. Shut the fixture valve or the main.
- Prove it stopped. The water district says to check the red or white flow triangle on the meter5.
- Get air moving. Open cabinets, pull baseboards if they are soaked, and run fans.
- Write it down. Photos, times and what got wet.
- Beat 48 hours. EPA says to dry water damaged areas and items within 24 to 48 hours2.
After 48 hours
EPA's own guide asks whether building materials have been wet for more than 48 hours, and if so sends you to its mold remediation table6. At that point you plan for remediation, not just drying. Carpet pad, cabinet bottoms and the lower part of drywall are the usual losses.
Finding the leak in a hard water town
Las Vegas water is rated very hard by the water district, at 291 ppm or 17 grains per gallon in its current figure7. New district meters can detect very low flows and the district may alert you to check for a leak8. SNWA's leak detection program gives single family homeowners a voucher worth up to $250 toward leak diagnosis or the first two hours of repair with a Water Smart Plumber3. The water district also has leak adjustment programs9.
Permits, so the fix holds up
In the City of Las Vegas, a permit is required for emergency repair of damaged or leaking concealed piping and for altering pipe inside a wall, ceiling or floor4. Fixing a leak on an exposed pipe, valve or fixture needs none10. Winchester and Paradise are run by Clark County, so Clark County Building handles permits there11.
What you get when you call
Call or text (702) 728-4493 with when the leak started and what it reached. You get a plain plan for the next 48 hours, and if the window has passed, a plan to remove what will not dry. Our water damage page covers the drying side.
CutawayWhere to look first
Kitchen sink and dishwasher. The cabinet under the sink is dark, closed and full of pipe joints. A slow drip can soak the cabinet floor for weeks before anyone looks.
Q and AQuestions people ask
Q01How long does it take for mold to grow after water damage?
EPA says that if wet areas are dried within 24 to 48 hours, in most cases mold will not grow1. After that, plan for mold.
Q02Does wet drywall need to be replaced?
Not always if it dries fast. If it stayed wet past 48 hours or grew mold, it is porous and usually goes12.
Q03How do I know if a leak is still running?
Turn off every tap and watch the meter flow triangle, as the water district advises5.
Q04Is there help paying for leak detection?
SNWA offers single family homeowners a voucher worth up to $250 toward leak diagnosis or two hours of repair with a Water Smart Plumber3.
Q05Do I need a permit to fix a pipe in the wall?
In the City of Las Vegas, yes. Concealed pipe repair needs a permit4.
Q06What if the leak was from a sewer or toilet backup?
EPA says contaminated water damage needs a professional with that experience13.
Q07Can I dry it myself with fans?
Often, if you catch it early and the water was clean. EPA's first 24 to 48 hour steps include drying carpet and backing14.
Q08Why does it smell musty a week after the leak?
Something stayed wet. EPA says a moldy smell without a visible source can mean hidden mold15.
Q09What humidity should I aim for while drying?
EPA says below 60 percent, ideally 30 to 50 percent16.
Q10Will the mold come back after cleanup?
It will if the leak is not fixed. EPA says mold will most likely come back17.
