Crawlspace and slab mold

Slab and crawlspace mold comes from water you cannot see, so the meter and the floor tell you more than your eyes do.

Finding01

Why floors hide leaks

If your home sits on a concrete slab, supply lines may run under or through it. A leak there can soak the pad under carpet or the underlayment under wood or vinyl for a long time before any stain shows. Older raised floor homes with a crawlspace hide leaks in a different way, in a dark space nobody visits.

Finding02

The ground under the valley

NWS describes caliche as a hard soil layer that water does not soak through4. UNLV research says a foundation sitting partly on caliche and partly on soft soil can settle unevenly5, and a UNLV study says expansive soils have been documented in the valley for many years1. Water from a leak that cannot drain away can stay right under the floor.

Finding03

Signs that point down

  • The meter flow triangle moves with every tap off6.
  • A water district alert about very low flow2.
  • A warm patch of floor, a damp carpet edge, or swollen baseboard.
  • A musty smell near the floor with no visible source7.
Finding04

Fix order

Find and repair the leak first. SNWA's program gives single family homeowners a voucher worth up to $250 toward leak diagnosis3, and in the City of Las Vegas repairing leaking concealed piping needs a permit8. Then pull wet carpet pad and moldy tack strip. Carpet and pad are porous, and EPA says they may have to be thrown away if moldy9. The slab dries next, then the floor goes back.

Finding05

What you get when you call

Call or text (702) 728-4493 after you check the meter. If the triangle moves, you get a plan for leak location and for the flooring that has to come up. If it does not, we look for a source above the floor.

CutawayWhere to look first

Slab and floors. A pipe that runs under or through a concrete slab can leak for a long time before it shows. The first sign is often a warm spot, a damp baseboard or a musty carpet edge.

Q and AQuestions people ask

Q01What are the signs of a slab leak?

A moving meter flow triangle with taps off6, a district low flow alert2, a warm floor spot, damp carpet edges and a musty smell near the floor.

Q02Can a slab leak cause mold under carpet?

Yes. Carpet and pad are porous and may have to be thrown away if moldy, says EPA9.

Q03Does it matter if my home has a slab or a crawlspace?

Not for the fix order. Whether the floor sits on a slab or over a crawlspace, find the water first, then dry and remove.

Q04Is there help paying to find a slab leak?

SNWA gives single family homeowners a voucher worth up to $250 toward leak diagnosis with a Water Smart Plumber3.

Q05Do I need a permit for slab leak repair?

In the City of Las Vegas, repairing leaking concealed piping needs a permit8.

Q06Why does water stay under the house here?

NWS describes caliche as a hard layer water does not soak through4.

Q07Can the soil move my foundation?

UNLV research says a foundation partly on caliche and partly on soft soil can settle unevenly5.

Q08How long can a slab leak go unnoticed?

It varies. New district meters can detect very low flows2, which helps catch it early.

Q09Should I pull up wet carpet myself?

Pulling wet pad helps it dry. Wear an N95 respirator, gloves and goggles if you see mold10.

Q10Does mold under the floor affect the air?

Mold anywhere indoors can irritate the eyes, nose, throat and lungs, says EPA11.
